Who We Are

Our team brings together professionals with backgrounds in real estate development finance, property valuation, structural engineering and economic analysis. Between us we have worked on some of the most significant high-end residential and hospitality projects on the Montenegrin coast.

We have been inside these projects. We know how developers model their margins, how units are priced, and what the gap between asking price and fair value typically looks like. That insider knowledge is what we bring to every report we deliver.

Why We Started This

The Montenegrin property market has matured significantly over the last decade. International buyers are committing serious capital. But the advisory infrastructure that exists in more developed markets - independent valuers, buyer's agents, transparent comparable data - does not yet exist here at scale.

We started Compass MNE to fill that gap.

What Makes Us Different

We accept no referral fees from developers, agents or brokers. We have no listings to sell, no commissions to earn and no relationship to protect. Our only obligation is to the buyer.

Every report we deliver is built on the same DCF methodology and comparable analysis used in institutional development finance - not back-of-envelope estimates.

Naš tim okuplja stručnjake sa iskustvom u finansiranju razvoja nekretnina, procjeni vrijednosti, građevinskom inženjerstvu i ekonomskoj analizi. Između nas, radili smo na nekim od najznačajnijih visokoklasnih stambenih i turističkih projekata na crnogorskom primorju.

Tržište nekretnina u Crnoj Gori značajno je sazrelo tokom posljednjih deset godina. Međunarodni kupci ulažu ozbiljan kapital. Ali savjetodavna infrastruktura koja postoji na razvijenijim tržištima - nezavisni procjenitelji, zastupnici kupaca, transparentni uporedivi podaci - ovdje još uvijek ne postoji u dovoljnoj mjeri.

Pokrenuli smo Compass MNE da popunimo tu prazninu.

Šta nas čini drugačijim

Ne prihvatamo referalne naknade od investitora, agenata ili posrednika. Nemamo nekretnine za prodaju, provizije za zaraditi ni odnose za zaštititi. Naša jedina obaveza je prema kupcu.

Svaki izvještaj koji isporučimo zasnovan je na istoj DCF metodologiji i analizi uporedivih transakcija koja se koristi u institucionalnom finansiranju razvoja - a ne na procjenama iz glave.
